“Dear Larry,…”

Dear Larry,

I hope all is well at William Lawrence Agency this week.

Now that our family is finally settled into our new estate, I wanted to more formally express my sincerest thanks for the outstanding job you did representing us in the sale of our old home and in helping us find a gem of a new one. You went above and beyond, didn’t offer any excuses; only good painstaking work!

We knew it was going to be a challenging task with little margin for delay given the timing issues involved in selling the old estate and finding a replacement estate. I appreciated the extra effort you dedicated toward keeping both real estate deals moving forward. In representing our estate sale you did your homework and nailed down the most accurate sale price that would attract meaningful offers and it sure worked! We also appreciated your expertise in sorting out the serious buyers from the tire-kickers, and then in keeping the negotiations lively and from stalling out on the market; it made all the difference.

Most importantly, we liked your determination in protecting our deals from any possible derailments created by any real estate agencies, state and local bureaucrats, title companies, testing companies, insurance companies, banks and attorneys who constantly feel the need to re-invent the wheel by creating more complications. You demonstrate uncommon patience and also aggressiveness un-sticking delays.

Praise is also due your supporting team of professionals. I appreciated your recommending Margaret Miler, Esquire to assist on the legal work for the estate; a consummate professional. I was also impressed with your commercial real estate expertise and that of your associate, Mr. Heath Abramshon when you both provided me with high-quality commercial real estate analysis of the city of Paterson’s downtown commercial real estate stock when I served as the city’s Director of Economic Development. From your work in Jersey City, you have gained a unique insight into the new urban real estate market.

Most notably, I thank you for treating me like family and treating my new home as if it were your own.

I’m looking forward to doing business again in the future with you.

Best to you and your family.

Very truly yours,

Brian J. Sweeney
